    Behind The Shine 2/23/24

    Last week I attended the BiggerPockets Host Summit in Denver.  While I missed Brandon not being there, it was still a great time learning, brainstorming, and hanging with the other hosts. We went snowmobiling, snowboarding, skiing, and ate way too much food. I learned several things about my fellow hosts, including:

    The last several years were extremely busy and stressful as I expanded The David Greene Team into Southern CA, started The One Brokerage, launched Spartan League, and went from recording one BiggerPockets Podcast a week to 3-4. During that time I used third party vendors to help keep my books, do my taxes, oversee my rehab/construction projects, and manage my short term rentals. When I finally got a better understanding of what these people were doing, I was shocked to find out how bad things were. My books being a mess kept me from seeing the poor performance of my STR’s, construction projects, and the profit margins in my businesses. 

    If you’re not closely following the statements from your property manager, you may be shocked to find areas they are nickel and diming you. My current property manager found the previous one had been overcharging me for repairs, cleans, linen service, and even snuck things into the contract they had never told me about. As things get more clear for me, I’ll be much more valuable to you-helping to provide small business support services like marketing, bookkeeping, entity creation, database management, consulting services, property management, and more.

    Getting clarity on the issue of bookkeeping revealed problems in so many other areas of business. In future episodes of BTS I’ll be sharing specifics for you to learn from. The good news is, as I’ve brought these hires in house and replaced the third party vendors with my own staff, not only did things get better, but I was able to create systems that allow me to share these resources with other investors and business owners. I’ll be sharing more about that in the future as well, so keep your eyes open for news about my STR property management company.

    Congrats to buyer client Laura! This week during a DGT Meeting, we celebrated a huge win for the buyers of one of our top producing agents, Kyle Renke. In the competitive Sacramento real estate market, Kyle once again demonstrated his exceptional negotiation skills and deep commitment to his clients’ best interests.

    After a weeks’ long search, Kyle found his first-time homebuyer, Laura, the perfect property. The offer situation was extremely competitive – and although his client loved the home and was eager to make an offer, Kyle was able to advise his client on crafting the perfect offer that would beat out all of the other offers without overspending. During the escrow process, a few challenges arose: 1. Section 1 items (wood destroying organisms) were found on the inspection report, and the appraisal came in low. Kyle used his experience and skill to successfully negotiate in the favor of his buyer on both of these issues, dropping the sales price to the appraised value and getting the seller to cover all identified section 1 repair costs, saving his client more than $10,000.

    Laura moved into her new home in Sacramento, with enough money saved to help with furnishing her new home.  As a first time homebuyer, she is well on her way to building wealth through real estate.
