    Behind the Shine 03/01/24

    I’m working on my first ever rent-by-the-room deal. It’s a grade A property in a great east Bay Area neighborhood in Pleasant Hill, CA. It has 5,000 square feet of living space with two four car garages that I’ll be converting in the future. 

    The property has high walkability scores, located in a cul-de-sac with lots of parking. The plan is to furnish the rooms and rent to traveling nurses and professionals as a medium-term rental option. My team is putting on some finishing touches and getting professional photos taken this weekend! It’s been a long journey with a lot of learning along the way. I’ll keep my BehindTheShine subscribers in the loop, and share the lessons I’ve learned as well as tips and tricks about this strategy once I get my feet wet.

    The team and I are working through the permit process of a property in South Florida just north of Fort Lauderdale. It’s a 3 bed 2 bath house with a bonus room and cabana unit in the backyard. City inspectors have definitely caused some headache, but I’m hoping to have a beauty when the dust settles. Currently working on plans to have a movie theater, outdoor pergola with sitting area and tv, hammock, outdoor fire pit, cornhole, artificial grass, and updated fencing and paint to compliment the swimming pool– and maybe even a hot tub.     I’m currently in the process of writing my next book for BiggerPockets publishing-tentatively titled “Better Than Cash Flow”. The book will share a framework of the ten ways real estate builds wealth and how to look at each of the ten when analyzing and executing deals-something that’s badly needed in todays REI market. I plan on putting together a community to meet and discuss the topics in the book as well as an accelerator course I’ll lead to accelerate your learning and execution of the topic. Keep an eye out for the book scheduled for release this summer and many more webinars to come.

    My first accelerator course starts on March 4!🗓️ An Accelerator Course is a 6-8 week course to accelerate the students’ success in the given topic. My first course will be for real estate agents. I’m looking forward to connecting with agents across the country to provide them with the education and skills they need to build a successful real estate sales business that gives tremendous value to clients. This is the stuff their brokers never offered– and it’s the same information and support I provide all the agents on The David Greene Team and that I will provide to agents who join my new real estate brokerage.

    Who you get your information from matters. I’m sure you’ve seen the recent influx of podcasters, influencers, and social media gurus all shouting about their deals, programs, systems, and offerings. It can be tempting to want to follow the new trend at the thought of easy success-but that often comes with a price. In these days, be extra cautious about who you let educate and influence your thought process when it comes to buying RE, starting a business, and growing your wealth. My experience is the vast majority of those teaching this stuff built their wealth through selling courses, not from doing the thing they are telling you about.
