    Time and energy are finite resources, but we sometimes forget that capital also has its limits, especially when we’re putting down hefty 20% payments on every deal. The worst-case scenario is buying a handful of bad deals, exhausting your capital prematurely, and losing faith in real estate investing.

    As you’re learning the ropes, my advice is to preserve as much capital as possible in your initial deals. Avoid large-scale renovations that demand hundreds of thousands of dollars upfront. Don’t feel compelled to put down 20 or 25% just to chase cashflow. Instead, start with primary residence loans, 3.5% or 5% down. Learn the fundamentals while safeguarding your capital. Once you’re comfortable with the investing rhythm, then unleash your financial potential. 

    Start small, then scale up when you’ve mastered the game.
